Pre-application results are estimates based on information provided and are not a formal Loan Estimate, loan approval, or commitment to lend. A formal Loan Estimate is provided after a mortgage application is submitted with the required information.
Before you apply
Good questions lead to clearer decisions.
Use your estimate to prepare for a conversation with a mortgage professional. Ask about the payment, fees, and assumptions that matter to your situation.
Start with the common questionsYour conversation checklist
- What is included in my total monthly payment?
- Which costs are estimates or still need confirmation?
- How do points and lender credits change my upfront costs?
- What information is needed for an official Loan Estimate?

Questions, answered
Know what to expect.
A clear starting point, with room to explore before you commit.
Do I need to share my contact information?
No. You can use the calculators and explore your estimate without providing your name, phone number, or email address. The separate mortgage application asks for additional information when you choose to apply.
Will using a calculator affect my credit?
The calculators do not request a credit report or run a credit check. For a purchase estimate, you choose an approximate credit range yourself. A lender may request credit information during the application process.
Are the displayed market rates my personal rate?
No. The market-rate strip provides dated market context. Your calculator uses an assumed rate that you can change; the market averages do not set your estimate. Actual pricing depends on your scenario, lender review, and market conditions.
Is my estimate an approval or an official Loan Estimate?
No. These are illustrative calculations, not a loan approval, an official Loan Estimate, or a commitment to lend. Your actual rate, payment, and costs could be higher. Get an official Loan Estimate before choosing a loan.
Can I explore an estimate outside the listed states?
Yes. The service-area list is informational and does not block the calculators or the application link. Availability depends on your property location and must be confirmed during lender review.
